Does valet trash pay for itself?

A plain-numbers guide for apartment and manufactured-home communities in Ocala and across Central Florida. Run your own property through the calculator below.

The short answer

At most communities, yes. Residents commonly pay $25 to $35 a month for doorstep pickup, while the service costs the property about $8 to $15 per door. The gap is monthly income for the property.

Ranges from industry sources listed at the end. Your numbers depend on your property.

The math in one line

Valet trash is usually billed to residents as a monthly amenity fee, either on the rent bill or built into the rent. The property pays the valet company a set price per door. So the return comes down to one line:

(resident fee − price per door) × number of units = monthly income

That's before counting the softer savings: fewer bags left in breezeways, fewer pest calls, and less time your maintenance team spends hauling trash. Those are real, but they vary a lot by property, so the calculator keeps them separate.

A worked example: a 120-unit Ocala community

Say a garden-style community has 120 units, charges residents $25 a month, and pays $12 per door for service. If 95% of units are billed:

  • Collected from residents (114 units × $25)$2,850 / month
  • Valet service (120 doors × $12)$1,440 / month
  • Net to the property$1,410 / month, $16,920 / year

The property pays for every door on the route, occupied or not, so occupancy matters. In this example the service breaks even once 58 units are paying. Everything above that is income.

Where the return comes from

1. Fee income

This is the number in the calculator. It shows up on the property's books every month and is the easiest part to defend to an owner or regional manager.

2. Cleaner buildings

When trash leaves the building every night, there are fewer bags sitting by stairwells, fewer overflowing dumpsters after weekends, and less for pests to find. Maintenance techs spend their hours on work orders, not on picking up after residents.

3. An amenity residents feel

Doorstep pickup is something residents use five nights a week. It's easy to show on a tour and easy to mention at renewal time, especially for older residents and anyone living on an upper floor.

What changes the price per door

  • Size of the community. A crew costs about the same to send to a small site as a large one, so larger communities usually get a lower price per door.
  • How spread out it is. Long walks between buildings and to the compactor add route time.
  • Nights per week. Sunday through Thursday is standard. Adding nights adds cost.
  • Contract length. Longer agreements can lower the monthly rate.

Rolling it out to residents

  1. Check your leases. Decide whether the fee goes on new leases and renewals only, or starts for everyone with notice. Have your attorney or management company confirm the right way to add a fee under your leases.
  2. Give residents notice. A short letter or email explains the service, the start date and the bin-out time.
  3. Hand out bins and door hangers. Each door gets a bin and a hanger with the rules: bags tied, bins out by 7 PM, no bulk items.
  4. Watch the first two weeks. Most rule problems happen early. Nightly exception photos tell you which doors need a reminder.

Questions to ask any valet trash company

  • What do I get each night to prove the route was done?
  • How fast is a missed door picked up, and how will I know about it?
  • Who owns the bins, and what happens to them if we end service?
  • Will the owner answer the phone, or a regional call center?
  • Can the same company handle bulk pickups and turnover trash-outs?
